Vancouver Mortgage and Real Estate Market

The Vancouver mortgage and real estate market is consistently a hot topic in BC’s lower mainland. As always Team RRP stays up-to-date on our market research to be able to best advise our clients on relevant news and trends. 2018 saw federal changes to mortgage rules across the country – which has a resulted in a slight ‘cooling’ of most Canadian cities markets including Metro Vancouver’s red-hot market.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totaled 1,929 in August 2018, a 36.6 percent decrease from the 3,043 sales recorded in August 2017, and a 6.8 percent decline compared to July 2018 when 2,070 homes sold.

While buyers today have more options to choose from, as of January 1, 2018, new mortgage rules for homebuyers or those refinancing including passing a ‘stress test’ where applicants must qualify for 2 percent higher than the interest rate given to them – is also impacting the ability to buy in this ‘Buyers Market’.
